Who needs an Inspection?

Any prospective buyer needs an inspection prior to a purchase.

What items are not included in a home inspection?

Inspectors do not measure homes to determine the square footage..We do not test Irrigation, central vacuum, security or fire alarm systems.

What is included in a home inspection?

Home inspectors look at the 4 primary big items:
- Roof( coverings and flashing )
- electrical system ( main and sub panels )
- plumbing (water supply and drains)
- HVAC (heating and air conditioning) equipment
...as well as exterior cladding, site drainage, windows, doors, garages, crawl spaces , attics, smoke / carbon monoxide detectors, fireplaces and kitchen appliances. just to name a few.

How long does an inspection take ?

A thorough inspection will take between 2-1/2 and 3-1/2 hours depending on the size of the house.

How much does an inspection cost?

Cost varies according to square footage of the home, if it has a crawl space or maybe even a swimming pool.

What kind of report will I receive?

The inspection report is generated through inspection software and is emailed as a PDF document.

How soon before I receive my report?

Reports from Yellowhammer Inspection Services are usually sent from the inspection property after the inspection is complete.
